Early in my mortgage career, I watched first hand as a colleague rubber stamped a so-called pre-approval without pulling credit or gathering any documentation from the client.

They went under contract, paid for inspections, an appraisal & started planning their move.

Once the file hit the underwriter's desk however, it came to light that they didn’t actually qualify for the home.

They lost over $2,500 in earnest money & inspection/appraisal fees, not to mention the stress and disappointment of watching a deal fall apart after seeing themselves in the home.

Witnessing that heartbreak, stress & frustration first hand stuck with me, so I vowed never to let that happen to a client on my watch.
