Can you work directly with my client's other professionals?

Absolutely! For complex situations, a brief three-way call with you, your client, and me often saves weeks of back-and-forth. I'm comfortable being part of the planning conversation from the start, not just brought in at the end.

What if the mortgage strategy conflicts with your advice?

Then we talk about it before the client does anything. I'm not going to recommend something that undermines their financial plan. That's the FA background working — I look at the whole picture. If there's a tension between the mortgage structure and the investment or tax strategy, we figure it out together.

Do you have experience with reverse mortgages in a planning context?

Yes and it's one of my specialties. I'm familiar with the research on the HECM line of credit as a retirement income tool and can present the analysis in a way that's consistent with how you talk to clients about sequence-of-returns risk, portfolio longevity, and Social Security timing. I'm happy to be introduced to skeptical clients with data, not a sales pitch.

How do you handle confidential client information?

The same way you do. Client information is used only for their loan file — never shared, never sold, never used for marketing purposes. I'm a licensed professional operating under the same ethical obligations.

Will you ever pitch my client on other services?

No. My job is the mortgage, full stop. I don't sell insurance, I don't manage investments, and I don't position myself as a financial advisor. When your client closes, they go back to you. That's the relationship and I intend to keep it that way.
